How to Install Foundation Footing Drains

Foundation footing drains are required in most areas where ground water may be problem. Footing drains if properly installed will keep ground water from building up outside the basement walls and avoids having the water penetrate into the living area inside. We will discuss both new and existing foundations. New foundations where a full basement is present, requires that a coating of waterproofing be applied to the wall areas below grade to keep water from penetrating through the wall. If the foundation is constructed of concrete masonry units, a coat of cement plaster is also required before the waterproofing is applied. At the exterior bottom of the foundation wall a "cant" is installed using either mortar or a pre-made fiber material. A cant is shaped as a triangle and helps shed water that runs down the foundation wall, and forces it away from the wall and into the footing drains. The contractors excavator must dig a "tail" ditch from a foundation corner to a point lower than the footing where the footing drain can exit at daylight. This distance may be only a few feet or perhaps a hundred or more feet. The tail ditch slopes downhill the entire way to assure good water flow. The excavator will now place a three inch or so layer of three quarter inch gravel all the way around the foundations exterior approximately twelve inches wide. Once the gravel is flatted out by hand, the finished height should be just below the interior basement floor elevation by about five inches. It is not necessary to compact this gravel. The contractor then installs four inch PVC piping laying it against the side of the concrete footings with the necessary ninety degree elbows to complete a closed circuit until it reaches the tail ditch outlet corner. There, a Tee fitting is installed to allow the pipes to be joined coming from both directions and also leaves an opening for a third pipe to exit the tail ditch.The PVC pipe used around the foundation is perforated with two rows of holes on one side. These holes face downward when finished. Do not let anyone talk you into leaving the holes face up for the water "to fall into". It also allows all the sand, silt and earth that washes down from above to fall into the pipe and thereby quickly plug it solid. Water when building up around the foundation will find the holes on the bottom of the pipe and will easily enter into the pipe void. Since water seeks it own level, with the drainage piping installed at a slight downward slope, the water will flow to the lowest exit point. Even if the footing drain piping is installed dead level, the tail ditch which is on a down slope, will allow the water to flow to the daylight end of the pipe. It is the path of least resistance. It is much easier for the water to follow the pipe then to push through a small crack in a foundation wall or floor.

Once all the piping is installed, a second layer of gravel is placed to completely cover the piping by four or five inches. You cannot see the pipe when finished. Once the gravel work is complete a layer of felt paper, hay or perhaps red rosin paper is placed atop the gravel to prevent penetration by the earth as much as possible. The tail ditch piping is solid PVC and requires no holes. An alternate to PVC solid pipe is perforated flex pipe. It is a little easier to handle and comes in one hundred foot rolls but is harder to keep in shape around the walls. Flex pipe also comes in a solid version as well for the tail ditch. As foundation back filling progresses make sure no large rocks are placed on top of the footing drains as over time they will sink down and crush the pipe making it useless.

If an existing foundation has a water problem the work can be quite intensive to install new drains. Excavating around an existing building requires a good deal of skill by the hoe operator.

How to Install Foundation Footing Drains

The ground is usually unstable with wet soils making safety a larger concern and in many cases requires over excavation to provide safe earthen slopes for people to work nearby. The foundation must be scraped clean and power washed if no waterproofing is present on the walls.

Once all the cracks are patched and new waterproofing is installed, the drain piping installation is the same as with a new basement.

Some people have described Charles Darwin as the "father of modern biology". Whether this is true or not, is of course a matter of opinion, but it is certainly true that Darwin's idea, of evolution by natural selection, is one of (arguably the main) the key foundation stones of modern biological sciences.

The year 2009 marks the bicentennial anniversary of Charles Darwin's birth in 1809, and as a result there are currently many celebrations and commemorations of Darwin's life and work going on. Is however a great pity is that among the general public, although many people have heard of Charles Darwin and know that he has something to do with the theory of evolution, many do not know really know what his work was about.

Many people wrongly believe that the theory of evolution attempts to explain the origin of life, and that Darwin was the creator of this theory. Neither of these is true. The theory of evolution is not about how life first appeared (this is a different field of study known as "abiogenesis"), but rather is about how successive generations of organisms change over time. Additionally, Darwin was by no means the first person to propose an evolutionary theory, or even the transmutation of species (how one species evolves into another), but rather was responisble for providing a mechanism and an explanation (known as "natural selection") by which evolutionary processes work.

The main concept behind natural selection is actually surprisingly simple (although it does have complex and fascinating implications) - that organisms with heritable traits that are helpful to successful reproduction, will tend to predominate over organisms without such beneficial heritable traits, and thus, over successive generations, beneficial heritable traits will tend to become more common in any population. To explain this concept, Darwin used an analogy of selective breeding - pigeon breeders, over just a few centuries, have been able to produce a great variety of different domestic pigeons by selecting for particular heritable traits - and similarly he argued that nature, over many millions of years, could produce a great variety of different organisms, by its own form of selection.

Among some religious people, Darwin's ideas, and even the idea of evolution, remains highly controversial. Among the scientific community, the principle of evolution, as well as related facts such as the great antiquity of the Earth, were already commonplace by Darwin's time. Darwin's theory of evolutionary (namely natural selection), however was for many years only one several competing evolutionary theories - it was only by the 1930s, when Darwin's ideas were combined with those of Gregor Mendel in what is known as the "modern synthesis", that it began to be recognized that natural selection was indeed the driving force behind evolution.

Why Choose a Pier and Beam Foundation?

Building a home is an exciting venture. Homeowners get to choose wall coverings, flooring materials, up-to-date appliances, room size variances, and windows and doors. But, what most homeowners do not realize is that building a home starts from the ground up, from the foundation.

Why Choose a Pier and Beam Foundation?

Slab-on-grade foundations are constructed with reinforced concrete and are usually shallow, quickly built, and inexpensive. For a builder that doesn't have to live in the homes that he builds, slab foundations are a dream. Slab foundations are used with homes that do not have basements. A major disadvantage to slab-on-grade foundations is that they are not resistant to seasonal movement changes and moisture disbursement due to root growth. In other words, slab foundations are not a long-term option for homes in North Texas. Another disadvantage is that generally all piping is placed under the slab foundation causing a very costly procedure should a water pipe burst.

Pier and beam foundations, on the other hand, rate a few steps above a slab-on-grade foundation. Pier and beam foundations incorporate a crawl space (usually at least 18 inches) beneath the home and footings filled with concrete to support the slab. This type of foundation is not considered a time saver, but it is safer and more convenient. The crawl space allows access to heating and plumbing utilities without having to break through the concrete slab. The piers mean foundations are less susceptible to damage due to ground shifting, a problem many North Texas homes with slab foundations experience. If extreme ground shifting does occur, the foundation is easily adjusted, a process that is much less expensive than slab foundation repairs, a process most homes in North Texas will have to undergo.

Since pier and beam foundations leave homeowners walking on a suspended wood platform, they are much easier on the body's joints. Pier and beam foundations are preferred by back pain suffers over slab foundations.

Pier and beam foundations are generally used for homes built in the Northern part of the country because the climate consists of the freeze and thaw conditions. This condition requires that the foundation be built deeply in to the ground. The safety feature here is that deep foundations are very rarely affected by climate changes. Waterproofing Foundation - What Are Your Choices?

If you are going to build a new home you need to waterproof the foundation of it so you won't have a wet basement in just a few years.

There are different waterproofing products and systems on the market so it really can be confusing. Hence what are your options?

Here is the short overview of the most common foundation waterproofing systems to help you to decide:

Waterproofing Foundation - What Are Your Choices?

1. Liquid rubber foundation waterproofing membranes

Are elastomeric polymerized coatings made from liquid rubber - the same quality material your car tires are made from.

Advantages: They are easy to apply, quick to dry, cold applied. You can do it by yourself, by using sprayer, roller or trowel. The liquid cures into an elastic rubber coating, able to fill up current small holes and bridge possible future cracks in foundation wall as the building settles down. Rubber is flexible. They also usually come with a long warranty, and many are environmentally friendly with low solvent content, or solvent free. Very economical.

Disadvantages: Possibility of inconsistency in coverage, but the newest products will help you to determine the "right" thickness by the intensity of color, i.e. if you apply the product and you see any lighter patches, you just add more liquid. Additional surface preparation and curing may be required. If there are bigger cracks or holes in the structure you have to fill in with cement or other trowel-grade material before applying the overall coating. Also some of the liquid membranes require longer curing times for the concrete before they can be applied to insure proper bonding.

2. Hot applied Liquid Rubber Foundation waterproofing product:

It is a rubberized asphalt compound that forms a strong, flexible monolithic waterproofing membrane. Can be also applied on roofs.

Advantages: Adheres to virtually any structural surface. Ideal for rough uneven surfaces. Monolithic, free of seams, watertight, eliminates water migration and buildup of moisture. Offers strong protection because of the way it has to be applied.

Disadvantages: The surface has to be primed by primer first. The cost is higher because the product has to be applied in layers - basically you apply first coat of hot liquid rubber, then you have to quickly firmly press on the fabric reinforced sheet into that hot layer, then apply a second coat of hot liquid rubber waterproofing. Also, depending on the local building code you may have to apply 2 or 3 of these sheet layers. Because of this, the elasticity is low. And because it is Hot you have to be very careful - the best is to have it applied by a certified specialist.

3. Sheet membranes

The most common are self-adhering rubberized asphalt membranes composed of rubberized asphalt laminated to a waterproof polyethylene film.

Advantages: The biggest one is consistent thickness because they are "pre-made" to a required standard. Mechanically strong, resistant to hydrostatic pressure. Cover even the bigger holes or damaged areas.

They can be applied to concrete, metal, wood or masonry surfaces.

Disadvantages: Harder to apply because of their very high "stickiness", also the cost for in-place is higher. Application requires at least 2 people to put in on properly.
Requires lots of additional work = additional cost. If there are irregularities on the surface you want to put a sheet on they have to be smoothed first with some coat to make the surface even. You also would need to learn of joint treatment, lap joints, corners, penetration, priming, patching etc. And once the piece is down you won't get it back up in reusable condition.

4. Cementitious Waterproofing

Is a cement based flexible waterproofing membrane. It can consist of Portland cement, sand acrylic mixture, plasticizer and other active waterproofing chemicals to increase it's durability and effectiveness.

Advantages: Very easy to use, just mix the powder with water according to manufacturers recommendation and apply with brush or trowel. Very accessible - available from suppliers of masonry products, or specialized dealers. Paintable. Also comes in a variety of colors. In most cases one coat is sufficient, although some areas may be needing a use of the reinforcing mesh. Low cost. Corrosion and weather resistant. Can be applied as a positive or negative side waterproofing.

Disadvantages: No flexibility - cement does not stretch, so as the structure settles down there are the possibilities of the future cracks. Before applying the surface has to be free from protrusions, gaping cracks, oils, paints, water repellents and any other foreign material that could act as a bond breaker. Holes must be filled with approved block filler.

5. Bentonite Waterproofing

is a bentonite clay below-grade foundation waterproofing product which consists of sodium bentonite clay sandwiched between 2 layers of woven and no-woven puncture resistant polypropylene fabric. Comes as a clay panels and sheets.

Advantages: Can absorb tremendous amount of water. And as it takes the water in the clay swells and pushes itself into cracks and voids where it stays permanently as a barrier against the water. It is flexible and resistant to most chemicals. Non-toxic, non-polluting. No fumes. Can be applied in cold weather.

Disadvantages: Because of the way the clay works the seal does not form until the foundation is backfilled and the water reaches the bentonite material, which means you cannot confirm the integrity of the seal.

Summary:

As you see a lot depends on your own situation, needs, requirements and what you feel comfortable with. The best way is to talk to the experts, check the manufacturers requirements especially for the concrete curing time, temperature limitations and additional labor requirements. Yes, waterproofing of the foundation can seem to be expensive at the first glance, but remember that it is a Long-term solution which when applied properly will save you lots of time, headache and money in the future, so please, don't skimp on it.

Foundation Wall Crack Repair - Vertical Cracks

Vertical cracks in a foundation occur most often due to poor construction practice or when foundation concrete shrinks and cures. These cracks are common in both newly constructed homes and in older ones. While vertical wall cracks in the foundation do not often lead to structural issues as often as horizontal cracks, they commonly leak water from the foundation outside into the basement or crawl space area. In fact, this water flow can be so heavy that some customers call in saying that water was literally squirting into the house!

The unfortunate truth of the matter is that no one wants to buy a home with a leaking foundation wall crack. Certainly, no one wishes to live in a home with foundation water! Damaged or deteriorating foundation walls lead to a great deal of problems for homeowners and their bank accounts. Foundation Wall Crack Repair - Vertical Cracks

Do-it-yourself wall crack solutions are not the answer. In many cases, homeowners will attempt to repair the problem simply by adding caulk in the gaps. With a caulk seal, efflorescence will build up as water fills the crack up to the caulking and cause this plug to peel off. Additionally, if the crack isn't clean, the caulk will bond to the dirt instead of the cement, which will weaken its effectiveness. Of course, the seal will work for a little while, but if you want to fix the problem so your foundation wall never leaks, this isn't the answer.

Filling a wall crack with hydraulic cement or other rigid substances is also doomed to failure. The problem here is that while the hole is plugged, the problem (foundation water pressing in from the outside) still exists. Over time, as the foundation swells and shrinks with changes in temperature and moisture, the movement will work the plug loose. Foundation leaking will often begin again in about two years.

In cases where epoxy is used, the seal may still hold, but its rigidity will cause the wall to simply crack again nearby as it continues to expand and contract. Additionally, epoxy tends to cure very slowly, and it may actually run out from the other side of the crack before completely hardening. The surface to which the epoxy is added must be completely dry so it may form a proper bond. Alternatively, urethane seals work somewhat better because they're flexible and expandable, but cracks can easily shift and expand over 100% in time, which is far beyond the ability of this material to stretch.

Dirty Work

Another possible way to repair a leaking foundation wall crack is from the outside. To do this, you'll have to dig straight down the foundation and uncover the entire wall crack. Hopefully, there's no sidewalk, bush, garden, front steps, or anything else in the way of the area where the crack is located or they will need to be removed. If there's a porch, deck, or outside stairs in the way, you'll have to work around it somehow or remove it as well. Digging out the dirt will leave mounds in your yard and create a mess, and as the dirt is backfilled back in, it will be more porous and water-absorbent than ever. While the multiple layers of synthetic waterproof materials you install will often be effective in solving the problem, if there is ever a failure on the seal, the entire process will have to be repeated. Also, you will have to regrade the soil that was excavated over the next year to prevent it from pooling around the foundation and adding to the problem.

A Foundation Waterproofing Solution that Works EVERY Time

All of the foundation repair solutions above do work- some of the time. If you're interested in a solution that works every time, however, look to the FlexiSpan wall crack repair solution. Do-It-Yourself Foundation Repair


Calling contractors to have your house repaired means footing huge bills -- not to mention the inconvenience of having workmen in your house for days on end. And then there are time overruns, delay in supply of material and other conditions.

People with a little artistic leaning may just take the chisel and the trowel in their own hands and repair minor cracks (and in some cases, even major cracks) in their house foundations themselves. There are a surfeit of TV programs and books on the subject - and don't even lets get started on the number of websites pertaining to house repair. However, before attempting to repair the house yourself, you must judge a few things.

Of primary importance is the availability of time and patience. For first timers, repairing foundations doesn't come easy. The mortar might just not hold in the crack the first several dozen times. It requires tremendous patience, and like everything else, one proceeds to perfect this task with experience. You have to work out whether you can devote so many days from your calendar to complete the job. Be realistic in evaluating your skills; ascertain yourself whether you'll be capable to finish the job. It does not work if you have to leave your mission midway and scan through the yellow pages for a professional to come and repair the mess you have done. For starters, that would only increase the cost manifold. You should also check whether all the required tools are available, whether you have no social occasions to celebrate in your house on those days and other such tiny factors.
Do-It-Yourself Foundation Repair
At a minimum, repairing the house yourself will require arming yourself with cement, sand, mortar and tools like a trowel (both pointing and plastering), hammer and chisel, screwdriver, drills, wire-brush and such other sundry tools. For a small foundation crack, first chisel away part of the mortar. Use a wire-brush to wipe away the dust and dried mortar pieces. Prepare the mortar mixture using two parts of builder's sand with one part of cement. Use builder's grade cement for better adhesion. Prepare the mixture with minimal amount of water, taking care that there is perfect blending of the cement and the sand.
With a pointing trowel, embed the mixture into the crack. Slowly and gradually, work your way along the crack, taking all precaution that there are no loose air gaps left in the crack. Use a wooden flat surface to flatten out the mortar before it dries up. Once the filling is done, leave the filled crack for drying. This will need two or three sprinklings with water so that the mixture can expand and fill the crack well. When it is completely dry (after about 2 days), paint on the surface.
However, if it is a crack in a tile, then the entire tile needs to be replaced. The procedure is entirely different if it is a leakage crack. In that case, the tiles have to be replaced and a drain tile has to be fitted with a sump-pump attachment to draw out the water.
Before attempting a do-it-yourself repair job, it is prudent to estimate the cost with a professional. The seriousness of the crack is another issue. There are also other things to be considered, such as electric wiring (if they pass through that area) and plumbing.

Foundation Leak Repair

Water is the main culprit in a major portion of foundation problems. Whether the foundation is of poured concrete, block concrete or stone, continuous water seepage creates cracks which can often be disastrous if ignored.

Cracks due to water seepage are found in the corners of the walls, or where the bricks, stone or concrete slabs join together. If the ground water has enough hydrostatic pressure to allow the water to seep through the foundation, then cracks occur. These cracks begin as small hairline cracks and widen as time passes.

There are two basic methods to repairing foundation leaks at home or in the basement - the urethane injection and the drainage tile repair.

Foundation Leak Repair

The urethane injection is a comparatively simple process. In this process, the crack is sealed first to prevent any water from oozing out. Holes are then made in the crack and an epoxy resin is injected into the crack. The repair is complete when resin fills the entire crack. Urethane injections cost only a few hundreds of dollars and the time taken for the entire work to the completed won't stretch beyond a couple of hours. However, the urethane injections can only be applied to small cracks. Also there is the danger of the crack reopening and water seeping in once again.

The drainage tile repair is a lengthy process. First the floor tiles of the affected area are uprooted and a drain tile is fitted. This is then connected to a sump pump or any other legally allowed water removal system. Once this is done, the floor tiles are replaced. This process takes a few days and costs run to thousands of dollars. However, this is a much more permanent method than the injection. One problem may be the malfunctioning of the sump pump. This may cause flooding due to excessive leakage.

Urethane injections are okay if the crack is small, but if the crack has been ignored and has become large and gaping, it is better to repair it using a drainage tile. For larger leaks outside the house, a more extensive method is employed. A trench is dug at the affected place and the drainage tile is replaced if necessary. The trench is then filled - first with coarse gravel to make it more waterproof and then with the soil. This method is used even when dams spring a leak in their foundation.

Repairing foundation leaks is a costly business, but more than that it is a time-consuming and laborious process. However, it is one of those repair works which just cannot be ignored.

The regular routine ensures that the reading muscle stays in good shape as well as the mind. Just like physical exercise, there has to be a determination to make reading part of your life.
